Each contract includes the following: Filter service, including replacement or cleaning Cleaning of outdoor condensing coil Inspection of indoor evaporator coil Monitoring of refrigerant operating pressures Testing of all operating components and equipment safety controls Cleaning of indoor heat exchanger and burners Monitoring of electrical consumption and conformity with equipment specs Cleaning of main and secondary drain pans Algaecide treatment for drain pans Clearing of drain lines with CO2 Lubrications on all points of wear Adjustment and calibrations as needed Labor and Filter Agreement The Labor and Filter Agreement includes 2 pre-season calls per year*, as well as all labor portions of repairs completed during the contracted year. Overtime calls are billed for the premium portion of the labor charges. Parts are billed when necessary, subject to customer approval. *additional inspections will be discounted to 50% of the standard price, plus hourly labor charges. Maintenance Only Agreement The Maintenance Only Agreement furnishes all trained labor and technical equipment required to inspect, adjust, and perform routine maintenance, and to maintain operating condition, as well as to prevent expensive repairs. This Agreement includes 2 pre-season calls per year*, as well as a 10% discount off the labor portion of any repairs performed during the life of the contract.
